David P. Scheffenacker, Jr.
PresidentDavid P. Scheffenacker, Jr. founded Preston Partners, Inc. in 1989. Originally a real estate brokerage firm, over the past fifteen years Preston Partners has been involved in the sale, leasing or financing of more than 20 million square feet of industrial and office properties. In 1998, Preston Partners expanded into development, combining the synergies of real estate brokerage and development. David has personally directed the development of over 8,000,000 square feet of industrial property in the last 9 years. He has built such projects as the 650,000 square foot Clorox facility, the 350,000 square foot Pier One project, the acquisition and renovation of the 800,000 square foot GE Building, the Mercedes project and the recent development of Preston Gateway, a 1.1 million square foot development around BWI airport in Anne Arundel County, Maryland. David has been featured in the Baltimore Sun, ("Money Strolls Up in Wingtips"), and the Baltimore Business Journal’s, "Who’s Who in Commercial Real Estate" and also in the article, "40 Under 40". David's family has been involved in real estate development in Maryland for over 130 years.
Presently, David P. Scheffenacker Jr. oversees three real estate firms which include Preston Capital Management, Inc. (Real Estate Development and Investment), Preston Partners, Inc., (Commercial Real Estate Services) and Preston Financial, Inc. (Commercial Real Estate Financial Services).
David proudly supports a number of educational and charitable efforts including Public Broadcasting Services (PBS) where Preston Capital Management, Inc. and Preston Partners, Inc. are sponsors of Newshour by Jim Lehrer and NOVA on Maryland Pubic Television. David serves on the Board of Trustees of the St. Paul's School for Boys in Brooklandville, Maryland. He also serves on the Board of Trustees of the American Heart Association and the Maryland Historical Society. David has served as a volunteer with both the State of Maryland Mentor Program and the Maryland State Employment Education Program. He is a member of NAIOP (National Association of Industrial and Office Properties).
David graduated from Roanoke College in 1982 with a Bachelor of Science degree.
Michael A. Elardo, SIOR
Executive Vice PresidentMichael is an Executive Vice President and head of the brokerage division at Preston Partners, Inc. He specializes in the sale and leasing of industrial real estate throughout the Baltimore-Washington corridor.
Since 1986, he has negotiated transactions totaling over 17.3 million square feet with an aggregate value of over $766 million including over 2.15 million square feet of industrial build-to-suit transactions involving Federal Express, Solaris, Alexander’s Mobility Services, Corporate Express, ADVO, Alcon Laboratories, Graham Packaging Company, McKesson Medical Surgical and TBB Global Logistics.
He joined Preston Partners in 2006 following a 20-year career with Colliers Pinkard where he was a Senior Vice President and Principal.
E. Hayes Merkert, SIOR
Executive Vice PresidentE. Hayes Merkert, SIOR, is an executive vice president with Preston Partners, Inc. specializing in the sale and leasing of office and industrial real estate throughout the Baltimore-Washington Corridor. He joined Preston Partners in 2006 from Manekin LLC where he was a Senior Vice President. He brings over 25 years of experience in the Baltimore-Washington real estate market.
Gregory A. Daniszewski
Executive Vice PresidentGregory Daniszewski joined Preston Partners in 1999 as head of the Finance Division. During his tenure at Preston, Greg generates loan financings, structures equity investments and consults on a wide array of commercial real estate investment opportunities. Greg has structured over $900 million of investment grade commercial real estate transactions including office buildings, regional malls, shopping centers, apartments, industrial buildings and hotels. Additionally, he has consulted on several Investment Sales totaling over $600 million.
Prior to Preston Partners, Greg was a Vice President Bank of America in the Capital Markets Group. He was responsible for structuring and underwriting commercial mortgages for sale in the CMBS market. At Bank of America, Mr. Daniszewski was responsible for underwriting the feasibility of loan requests, market research, third party report review, legal engagement, loan negotiation and documentation.
Michael V. Spedden
Senior Vice PresidentMichael brings over 19 years of commercial real estate experience to Preston Partners, Inc. Michael has specialized in industrial sales and leasing, both for users and investors in the Baltimore Metropolitan area. His extensive experience in Landlord and Tenant representation allow him to bring a unique perspective to each transaction. This unique perspective has helped with both major corporations and small businesses in the area.
Jon D. Di Virgilio
Senior Vice PresidentJon is Senior Vice President at Preston Partners, Inc. He has extensive knowledge in tenant and landlord representation in the Baltimore Metropolitan area, specializing in the office, flex and industrial markets. Jon’s experience spans local, regional and national companies across a wide variety of industries. Prior to joining Preston Partners, he was Senior Vice President at Corridor Reznick, LLC, Vice President and top producer with Blue & Obrecht, LLC and KLNB, Inc.
Jeffrey R. Pacy
Vice PresidentJeffrey R. Pacy is an Vice President at Preston Partners, Inc. on the Investment Sales Team. He joined Preston Partners in April of 2004 and is focused on Office and Industrial transactions in the Baltimore-Washington Corridor.
Prior to joining Preston Partners, he began his real estate career in 1997 working for Equis Corporation as a tenant representative in Manhattan. In 2000, Jeff joined a development team formed by the real estate departments of Bank of America, Prudential and IBM. Working closely with a dedicated group of engineers and commercial real estate professionals, this team created the first internet-based, transaction management platform and online marketplace to support the real estate transactions of these three companies in North America.
In 2007, the Investment Sales Team closed over $120,000,000 in transactions. Notably, Jeff was instrumental in the negotiation, sale and closing of 414 Light Street, B&O Building (2 North Charles Street) and the Sun Life Building (20 South Charles Street) transactions.
Athan T. Sunderland, SIOR
Vice PresidentWith over ten years of experience, Athan Sunderland has represented the needs of tenants and landlords in the office, flex and industrial markets. Mr. Sunderland is the Vice President of Leasing at Preston Partners, Inc. Over the past three years, he closed over 2.3 million square feet of transactions valued at over $600 million.

Scott has worked with numerous local and national firms spanning a wide spectrum of industries. Utilizing his experience in both tenant and landlord representation, and his extensive knowledge of the activity in Baltimore’s industrial, flex and office markets, Scott has consistently proven himself a valuable asset to his clients. Prior to joining Preston Partners, Scott began his brokerage career with Corridor Reznick, LLC. He also gained experience in property management through his employment with MacKenzie.
Jonathan Casella
AssociateJonathan Casella is an associate in the brokerage division at Preston Partners, Inc. He joined Preston Partners in January of 2010 and is focused on the leasing and sale of industrial, flex and office real estate for the northeast corridor of Baltimore County, Harford County and Cecil County.
Prior to joining Preston Partners, Inc., he began his real estate career with RKS Realty, Inc. as a landlord and tenant representative in Harford and Cecil Counties. He also gained experience through his employment with Chesapeake Real Estate as a tenant representative. In 2007, Jonathan was selected as a Power Broker based on leasing transaction volume by CoStar.
